Why I’m Building A Real Estate Empire In Toronto

“Why are you building a real estate empire?”


It’s a question I get asked a lot!


People have a lot of different reasons for investing in real estate, but for me, it’s twofold:


1. Sustainable Retirement: My husband and I are planning for retirement, and we will be living off the passive rental income from multiple properties.


2. Legacy for my Children: Experts say that by 2050, Toronto will become a city similar to San Francisco and New York City, where renting is the norm. We’re already headed in that direction with the increasing values, and I want to leave a legacy for my kids and grandkids. They deserve a chance to own real estate in Toronto, and my investments now will guarantee that.


You might be thinking- that’s great, but how did you get started?!


About 17 years ago, my mom took me to visit a home (she was a real estate agent at the time). I thought she was shopping around for a client of hers, but when we got there, she said, “This is perfect, let’s buy it.”


I said, “Great, who’s buying it?”


“You are,” she replied.


I was a little confused because I was just a young professional.


I thought, “I can’t buy this place. I’m not ready to buy?!”


I didn’t have my 5% down payment. I had just graduated from university and had $50,000 in student loans, and was still working on securing a full-time job.


But God bless my mom for teaching me and encouraging me because I took that leap of faith. I borrowed the down payment money, I lined up my job and then I got the house!


That decision to buy created huge momentum for me. Three years later, I sold that home and made a profit. I was able to pay off my student loan and used the rest of the proceeds to purchase a detached home at Leslie and Sheppard. In that home, I put in a basement apartment to help cover the mortgage payments. I still own that house today, and I’m still earning income from it!


This is how fast your life can change.

One of my favourite Warren Buffett quotes that applies to

investment success stories like mine:

“Be fearful when others are greedy, and greedy when others are fearful.”


Since that first exhilarating experience watching my investment grow and turn a profit, I’ve been hooked on real estate.


There’s many who take the traditional route, where they save and pay off their mortgage gradually, so that they can live in their house free and clear when it comes time for retirement.


But with rising costs of living and a changing economy, there’s serious things to consider:


1. CPP/OAS may NOT be enough to live comfortably.


2. Many Canadians are retiring with debt or worse.


3. Working past the age of 65 years old, not because they enjoy their job, but because they feel financial strain.


My mom taught me how to build wealth through real estate, and now I want to teach you!

My husband and I have used this strategy to buy real estate to give our kids a fighting chance. Today we own 9 properties.


Here’s the important question:
